Availability & Floorplans

  • Can I be added to a waitlist if no units are available?

    Yes, you can be added to the waitlist and informed when units are available at Olympus Alameda.

  • Are there short-term or flexible lease options available?

    Yes, Olympus Alameda offers short-term and flexible lease options. Please contact our leasing office for current lease terms.

  • Do prices change based on lease term or floor plan?

    Yes, pricing at Olympus Alameda may vary based on your preferred lease term and floor plan. Your selected move-in date can also affect pricing.

Application & Leasing

  • What is the application process and timeline?

    Applications are to be completed online for anyone over the age of 18. The application process takes around 15-20 minutes.

  • What documents are required to apply?

    Proof of income, proof of identity.

  • Can I lease an apartment without an in-person visit?

    Yes, we also allow virtual tours.

Fees & Payments

  • What fees are due at move-in and what fees are due when I apply (application, admin, deposit)?

    When you apply, there is a $50 application fee for each adult and a $200 holding deposit. Upon move-in, depending on the date selected, you will pay rent/prorated rent, utilities/prorated utilities, the remaining deposit, an admin fee of $200, and pet rent and pet fees per pet.

  • Are there additional monthly fees (pet rent, parking, amenities)?

    Pet rent $45 and pet fee $300 per pet if applicable, $45 per carport, water and sewer by usage, trash $18, valet trash $18, pest control $4, building facility fee $9.95, optional Rent Plus $8.95 per single household and $14.95 for more than one person in the household.

  • What payment methods are accepted?

    Cashier's check, money order, online through the resident portal.

  • Are late fees charged for late rent, and when?

    On the 4th of the month there is a 5% late fee charged.

Resident Policies

  • What is the guest policy?

    2 guests per household in common areas, and anyone staying over 14 consecutive days is required to be added to the lease.

  • What is your smoking policy?

    We are a non-smoking community.

Amenities & Community Features

  • What are the hours of operation for amenities (pool, gym, clubhouse)?

    Pool hours are 10am-10pm daily, the fitness center is open 24hrs, the theater is open only during office hours, and the clubhouse and Wi-Fi lounge are open from 10am-10pm.

  • Are there community events or resident programs?

    We offer 3-4 resident events monthly.

Parking & Transportation

  • Are parking permits required?

    No, parking permits are not required at Olympus Alameda.

Utilities & Services

  • How do I set up electricity, water, and internet?

    Water and sewer are billed through the property. Residents pay electricity through PNM, and gas (if there is a fireplace) through NM Gas. Internet providers for the community are Xfinity or CenturyLink, set up directly through the providers. Residents pay a building facilities fee of $9.95 with rent, as well as valet trash ($18), city trash ($18), and common area electric by usage.

  • What internet or cable providers service the community?

    Xfinity and CenturyLink.

  • Is renters insurance required?

    Yes, renters insurance is required for all residents at Olympus Alameda.

  • Is trash, recycling, and pest control provided? If yes, what are the fee costs?

    Pest control $4, valet trash $18, trash $18, utility billing administrative fee $6.09, utility common electric (usage-based), utility final bill fee $10, utility new account fee $15, water/sewer (usage-based), building facility fee $9.95.

Maintenance & Community Support

  • Is emergency maintenance available 24/7 and how do I submit an emergency maintenance request?

    24/7 by contacting the office at 505-798-5500 and leaving a message for on-call maintenance.

Move-In & Move-Out

  • How do I schedule my move-in date and time?

    When you apply, you select the home of your choice and select a move-in date that best fits your time frame and price range.

  • What is the move-out notice period?

    We require a written 60 day notice to vacate.

  • Are accessible (ADA) apartments available?

    Yes, Olympus Alameda has ADA-accessible apartments available. Please contact our leasing office for more information on availability and features.
